Payment & security deposit

Rent*

Rent payments shall be made as specified in the payment plan outlined in booking confirmation.

Security deposit

The security deposit depends on the duration, as mutually agreed upon booking the property. It must be paid to the Sublessor before the Lease Start Date as per the agreed payment plan. The deposit will be refunded within 40 days from the Lease expiration date, provided the property remains in good condition (excluding normal wear and tear) and all outstanding invoices are cleared. If the Sublessee breaches the Lease terms, the deposit is forfeited. The deposit cannot be used as rent payment.

Accounts & other charges

All charges shall be payable per the payment plan.

Booking fee

The booking fee is applicable in all bookings and is payable before the Lease Start Date as per the agreed payment plan. If the Lease is extended a proportional booking fee applies.

Late payment

Rent payments not received within 3 days of the due date will incur a daily late fee of 1.5% on the total rental amount.

Cancellation policy

All cancellations must be submitted in writing.

  • Subleases cancelled 30 or more days prior to the lease start date, no cancellation fee will be applied.
  • Subleases cancelled 0 to 29 days from the Lease start date are subject to a cancellation fee equal to half month’s rent.
  • Subleases cancelled prior to the Lease Start Date, but after a prior visit to the apartment, are subject to a cancellation fee equal to one month's rent.
  • If the Sublessee wishes to change apartments within a period of less than 30 days prior to the Lease start date, a relocation fee equivalent to half month's rent of the apartment to be vacated shall apply.
  • If the Sublessee wishes to change apartments within a period of more than 30 days prior to the lease start date will be accepted without incurring a relocation fee.
  • If the Sublessee fails to complete the total payments according to the payment plan outlined to the online booking, the booking will be automatically cancelled.

Early termination & lease extension

  • In the event that the Sublessee wishes to terminate the lease prior to the lease end date, the Sublessee shall be required to provide written notice to the subleasor at least 30 days prior to vacating the leased premises. In such a case, the rent shall be retroactively adjusted based on the actual duration of the lease.
  • In the event that the Sublessee wishes to terminate the lease prior to the expiration of the agreed term and provides written notice less than 30 days prior to vacating the leased premises, the rent shall be retroactively adjusted based on the actual duration of the lease and the Sublessee will be requested to pay an additional 30 days of rent.

Lease extension

In case the Sublessee wishes to extend the lease duration, the Sublessee must notify the Sublessor in writing at least 30 days before the lease end date. Extensions are subject to availability & rent adjustments. The agreement remains valid until the new end date and then becomes void.

Cleaning & maintenance

Use of property

The Sublessor covers repairs and maintenance of structural elements. The Sublessee is responsible for any damage caused by misuse and must report issues promptly.

Repairs & maintenance

All requests should be submitted through one of the following channels: email, WhatsApp messaging, Moving Doors Tenant Portal or phone call during weekdays between 09:00-17:30. Our team is also available for emergencies via phone call outside business hours: weekdays between 17:30-23:30, weekends and Public Holidays between 10:30-23:30.

Move-out cleaning

A cleaning exit fee is charged upon lease expiration to restore the property’s condition. The exit cleaning fee will be withheld from the security deposit.

Bills

The Sublessee is responsible to pay for utility bills to the Sublessor. Utility costs (Wi-Fi, fees, electricity, water, heating) are estimated and the utility prepayment is adjusted at lease end based on actual use, with a possible refund or charge. Any discrepancies in estimated vs. actual expenses must be settled at the lease’s end. The Sublessor reserves the right to readjust the utility charges in the event of excessive consumption beyond the agreed or reasonable usage limits.

Use of premises

Occupancy

The property is for residential use only. The maximum occupancy is two individuals per bedroom.

Building regulations

All residents and their guests must comply with building rules at all times.

Subleasing

Subleasing is strictly prohibited.

Relocation

Relocation clause

Upon mutual agreement, the Sublessee may relocate to another property, terminating the existing lease and initiating a new one.

If the Sublessee wishes to change apartments and provides more than 30 days of notice from the day of the relocation then no relocation fee will be applied.

If the Sublessee wishes to change apartments and provides less than 30 days of notice from the day of the relocation, then half month’s rent of the apartment that is vacated will be applied as a relocation fee and will be withheld from the security deposit.

Sublessor termination

If the Sublessor terminates the Lease, they must either compensate the Sublessee for the remaining paid period of the lease or offer alternative accommodation.

Code of conduct

Property access

Check-in time starts at 16:00 and check-out time is set at 11:00. Alternative arrangements require prior agreement.

Rental inspections & visits

The Sublessor may inspect the property with a 24-hour notice.

Property viewings

The Sublessor has the right to conduct property viewings with potential new Sublessees. These can be carried out according to the following:

1. If sublease duration is more than 3 months then viewings can be scheduled during the last 45 days of sublease.

2. If sublease duration is less than 3 months then viewings can be scheduled during the last 30 days of sublease.

The Sublessee will be notified via written form at least 24 hours before any viewings. If the Sublessee does not respond to the notification, the viewing may be carried out without his/her presence but always in the presence of a Moving Doors representative. During the whole period of the sublease, the Sublessee has to allow a reasonable number of viewings that has to do with the potential sale of the property.

Smoking policy

Smoking is prohibited. If smoking occurs, cleaning costs will be deducted from the deposit.

Pet policy

Pets require written approval. If permitted, an additional security deposit equivalent to half month's rent is required.

Keys & access cards

The Sublessee receives two sets of keys. Lost keys must be replaced at the Sublessee’s expense.

Illegal activity

Any unlawful activity on the premises results in immediate Lease termination.

Termination right

The Sublessor may terminate the Lease for property damage, unpaid rent exceeding 15 days, or inappropriate conduct towards the Sublessor’s representatives.

Eviction

The Sublessee must vacate the property at Lease end. Failure to do so may result in the removal of belongings after a one-week notice.

Valuables & liability

Return of items

The Sublessor will inform the Sublessee of forgotten personal items and the Sublessee is responsible to retrieve them at their own expense.

Personal property

The Sublessor is not liable for loss or damage to the Sublessee’s belongings.

Sublessor’s liability

The Sublessor is not liable for damages arising from third-party actions, unforeseeable events, or force majeure, including natural disasters, power outages, and other disruptions.

Damage reimbursement

The Sublessee must reimburse the Sublessor for any damages caused before Lease expiration.

Force majeure

The Sublessor is not liable for disruptions beyond their control, including but not limited to wars, terrorism, industrial disputes, and adverse weather conditions.

Appendices

Any Lease appendices are valid only in written form.

*The advertised price is for a 12-month lease with full prepayment.

Owner portal access and use

The Company provides Property Owners with electronic access to a dedicated Owner Portal, through which they may access information related to the management of their property, including financial statements, bookings, agreements, and other relevant information. The Property Owner acknowledges and agrees that:

  • Communication with the Company may be conducted electronically, including via email, the Owner Portal, or other digital means.
  • Notifications, updates, reports, and other documents may be provided in electronic form.
  • The Company may process personal data of the Property Owner, as well as data related to the property, for the purposes of property management, financial and accounting monitoring, performance of the agreement, and compliance with its legal obligations.
  • Access to the Owner Portal is provided through personal credentials, and the Property Owner is responsible for maintaining the confidentiality and secure use of such credentials.
